Description
Our Workplace Services Department is seeking a 2nd shift Supervisor Facilities to join our growing team in the Worcester, MA office. This is a full time, exempt role.POSITION OVERVIEW:
With limited supervision this position develops and manages teams responsible for general service, building engineering, inter-office moves and / or grounds for their assigned shift; coordinating work, and assigning priorities for their teams and delegating as appropriate. The Facilities Supervisor will take responsibility to develop / maintain a superior facility through advanced tasks such as overseeing the preventive and routine maintenance program for facilities equipment. The Facilities Supervisor also oversees vendors ensuring work meets or exceeds corporate standards. Position may be required to work extended hours, including 24 x 7 coverage during storms or other emergencies.
IN THIS ROLE, YOU WILL:
- Provides formal supervision to individual employees. Recommends staff recruitment, selection, promotion, advancement, corrective action and termination for direct reports to next level management for review and approval. Plans and monitors appropriate staffing levels and utilization of labor, including overtime.
- Plans and organizes work to achieve goals; achieves targeted results with minimal supervision; is accountable for own actions and actions of team. Is flexible and able to handle multiple tasks and deadline pressures.
- Sets clear expectations & direction for staff; achieves team results consistently; coaches staff to improve; is a positive role model. Has a great teamwork attitude.
- Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with the company's values.
- Ensures team is trained in safe work practices. Monitors work of team and advises, corrects and retrains team members as necessary.

- Develops strategic short & long term plans; arranges priorities, distinguishing urgent, important and unimportant in order to meet goals & deadlines; consults & collaborates with appropriate people.
- Effectively communicate status of departmental work through regular & consistent reports to Management.
- Create and implement Cost Management initiatives within departmental work responsibilities.
- Oversee the implementation of short and long term operating initiatives designed to assure the delivery of high quality facilities management services to internal customers.
- Oversees and inspects the work performed by engineering staff. Determines that work is complete, equipment is fully functional and space is in prime working condition.
- Ensures all work complies with all applicable codes, regulations, governmental agency and Company directives related to building operations. Arranges for subcontractors as needed.
- Ensures that work areas are safe, healthy and environmentally compliant through inspection, training, implementation of EHS policies, and continuous improvement.
- Ensure all team members complete required safety training classes as outlined in each employee's personal training syllabus.
- Supports and takes a lead role in the current preventive maintenance program as well as the formulation and implementation of new or additional preventive maintenance tasks to ensure that building systems meet or exceed their expected up-time and rated life.
- Provide and/or assist with training vendors/staff on all applicable platform tools as needed (CMMS, etc.)
- Assigns, directs and ensures maximum completion of preventive maintenance tasks to staff.
- Consults with and makes recommends to management on scheduled preventive maintenance and other downtime to minimize business interruption and inconvenience.
- Assist with development and implementation / augmentation of service request and preventive maintenance systems and equipment procedures.
Vendor Oversight
- Supervise and oversee or coordinate activities related to janitorial services.
- Frequently performs audits noting deficiencies.
- Requests, approves and oversees resolution plans.
- Drives metric based analysis of issues and coordinates action plans to remediate issues.
- Oversees and supervises other vendors, including those performing project based work.
WHAT YOU NEED TO APPLY:
- Minimum of five years management experience in a facilities or trades setting.
- Thorough knowledge in all building systems operations, maintenance and repair.
- Responsible for handling emergency issues with engineering staff and or equipment and systems escalating to manager of engineering as needed.
- Experience with and knowledge of Preventive Maintenance programs, strategies and routines. Able to review and optimize procedures and schedules.
- Skilled at business computer programs (MS office) and CMMS systems.
- Superior employee management.
- Excellent customer service skills.
- Strong vendor management.
- Effectively optimize and regularly set work unit schedules.
- Familiar with OSHA standards. Ability to investigate potential issues and identify safety best practices for assigned projects.
- Successfully oversee vendors, with a particular focus on building cleaning.
- Strong organizational and analytical skills
- Excellent verbal & written communications skills.
- Occasionally conducts financial analysis.
- Participates in long-range and short-term strategic planning, as assigned.
Physical Demands and Work Environment:
- Work hours may include days and evenings on weekdays and weekends
- Ability to stand or walk for prolonged periods of time
- Ability to lift and carry heavy objects (up to 100lbs) 25-50% of time.
- Ability to climb and work on ladders and scaffolds
- Physical stamina and endurance.
- Manual dexterity Ability to operate a motor vehicle.
- Ability to work cooperatively.
- Ability to repeatedly bend, twist, stoop, kneel, crawl, squat ETC. for extended periods of time (25%-75% of time).
- Ability to climb to heights (e.g. ladder) and maintain balance for extended periods while performing work tasks.
- Ability to operate hand and power tools.
- Ability to report to work in adverse weather conditions.
- Ability to perform work tasks in adverse weather conditions.
- Ability to perform work tasks in a loud/noisy work environment.
- May be exposed to a variety of chemicals.
